Reservation
Cancellation Policy:
If
the tenant cancels the tenant’s occupancy more than 60 days
before the commencement of the term of occupancy, the rent deposit
will be refunded, less a handling fee in an amount equal to ten
percent (10%) of the rent due under the short term rental agreement,
plus New Mexico Gross Receipt Tax and all other fees paid under
this agreement will be refunded. If the tenant cancels the tenant’s
occupancy 60 or fewer days before the commencement of the term of
occupancy, the tenant shall receive a refund only if The Management
Group is able to find a substitute occupant for the term of occupancy
who will pay the same rent. If a substitute occupant is found, all
sums paid by the tenant shall be refunded to the tenant, less 25%
of the rent due under the short term rental agreement, plus New
Mexico Gross Receipt Tax. If a substitute occupant is not found,
there will be no refund of any sums paid by the tenant.
Phones:
The owner may have activated a long distance block that will require
tenant to use a credit card or long distance calling card to have
long distance telephone service. Should a tenant charge long distance
telephone calls to the phone in the property, the tenant agrees
to be responsible for long distance charges incurred during the
tenant’s tenancy. The tenant agrees that any long distance
charges incurred during the term of the tenant’s occupancy
and appearing on the owner’s telephone bill may be included
as a charge upon the tenant’s credit card voucher or cash
deposit.
Smoking Policy:
All of the properties are non-smoking. Patios or outside areas are provided
for smoking.
Pets Policy:
Your agent will designate which properties will allow pets. All arrangements
for including a pet in the stay will need to be made at the time
of the booking. If there is damage caused by the pet, the tenant
shall be responsible and any additional costs to repair damage shall
be deducted from the tenants’ deposit or charged to the
credit card voucher.
Check-In/Check Out Policy:
Check in time is 4:00 P.M. Check out time is 10:00 A.M.
Cleaning Fee:
The total amount due includes the cleaning fee, which shall be applied
to cleaning the property at the end of the term. The tenant understands
that The Management Group reserves the right to charge an additional
cleaning fee on tenant’s credit voucher or cash deposit if
the condition of the property upon the expiration of the term of
occupany so requires. If the term of occupany exceeds four weeks,
tenant shall allow the property to be cleaned additional times during
the term of occupancy and shall pay for such additional cleanings.
All “house cleanings” of the property shall be by cleaners
employed by The Management Group or the owner of the property.
Insurance:
Owner’s insurance does not cover loss or damage to tenant’s personal
possessions and tenant shall bear the risk of loss of all tenant’s
property.
Alarms:
Please check with your agent about the availability of an alarm system
in the house you are leasing.
